The maximum occupancy for our Villa is 12 persons. Our Florida State licence dictates how many guests we can allow into our home and cannot be increased beyond this. There are 5 bedrooms, 3 doubles and 2 twin rooms. There is a good quality sofa bed in Family Room in the 3 seater sofa.

The nearest Disney Park is Animal Kingdom about 9.5 miles away, the other Disney Parks are all very close to this one. Universal Studios is further away at 21 miles but easy to reach in around 30 mins.

The villa has a south facing pool on it's long side with the back facing West which means we get sun all day and watch it go down at the back of the house. No need to keep moving those loungers around to catch the sun.

Your booking is made through our Rates and Availability Page and a non-refundable deposit of 25% of the total rental cost is to be received if it is more than 8 weeks before your arrival date, or the full amount due if less than 8 weeks to your arrival date. Dates are held provisionally until the deposit is received. We expect payment within 7 days of booking.

If clients should cancel, or the owner cancels the booking due to non-payment of balance due within the defined timescale, cancellation charges will be levied as follows:

Please ensure you have adequate Travel Insurance to cover your losses if cancellation is due to an event beyond your control resulting in a financial loss.

Full driving directions from Sanford, Orlando International and Tampa airports will be sent around 2 weeks before your arrival date, or if a last minute booking as soon as we receive cleared payment and completed booking form.

There are no keys to worry about as our villa has a coded door lock. The code for the door and alarm system will be supplied with the directions to the villa two weeks prior to your arrival date.

Yes we have provided a secure wireless high-speed broadband internet connection. The password for this will be included on the document along with the door code and alarm instructions.

Yes, you'll need to complete an ESTA at https://esta.cbp.dhs.gov/esta/ , make sure you apply at least 72 hours before travel but we would recommend at least 2 weeks to allow time to get a Visa from the Embassey if there is a problem.

No. The villa is rented on a self catering basis. The villa is cleaned before your arrival and again on your departure. For your convenience and hygiene the home is equipped with a vacuum cleaner, washing machine, tumble dryer, dishwasher, iron and ironing board, mop, brushes etc. If you would like a mid term clean during your stay this can be arranged at an additional cost.

Our villa is furnished and equipped to a very high standard to make it a home from home. All bedding, pillows and towels including pool towels are provided. We have a washing machine and tumble dryer for your use so no need to take dirty washing home; we even have an iron and ironing board at your disposal. If you have any questions regarding what you need to bring please don't hesitate to contact us.

For the comfort of guests, our home is non-smoking. However, smoking is permitted in the garden area, but care must be taken when vegetation is dry. Do not discard cigarette ends in the garden.

We love animals, but sorry, no pets are allowed in Orlando Primrose Villa. This is to prevent any allergies for future guests.

The villa does have a phone and US calls are free. The phone will also accept incoming calls and you will be given the villa phone number before you travel. You can use this to contact us on our US number for free.

Yes, all year round by solar panels which keep it around 80-90F most of the time and in the winter months we provide electric pool heating as well for free. The temperature can't be guaranteed if the weather is particularly harsh which even in Florida can dip to freezing in January some years. Generally it maintains a comfortable temperature but it is not a hot tub.

The pool is 6 feet at the deep end and around 3 feet in the shallow end.

Whenever we are in Florida ourselves we buy lots of inflatable and other pool toys to leave for our guests to use. As we don't get to Florida as often as we would like we cannot guarantee that you will always find pool toys available but in most cases there will be. Previous guests will leave something often.

There is a Playstation 3 in the Games Room connected to the 42" LCD TV. This comes with a good selection of PS3 games for all ages, and we also have a selection of BluRay films for both children and adults. We have a fully equipped games room with pool, air hockey and foosball tables. Yes, the villa is fully air conditioned and has heat too; this is included in our rates.

No Need. Included in our rental rates are a cot with some bedding, 2x buggy/strollers and a high chair. We also have baby monitors and guard rails for older children. However if you need more than one of each they are available for hire from our management company. However you may find it cheaper to buy rather than rent any extra items you require.

The villa is located in a quiet community area, renowned for it's peaceful and family-friendly atmosphere. It is regularly security patroled and has cameras on all entrances. Our neighbours are mostly full-time residents with children of their own. We know most of the neighbourhood and all our guests find it friendly and safe. We have a security alarm linked to a response centre that will despatch a sheriff within minutes if required too.

We are usaually available by email or phone in the first instance. But we also have a locally based management company that will sort out any problems that may arise. They also have a 24 hour emergency number. The management company details can be found in the villa.

Simply go to the availability page and click on your dates and follow the instructions. The booking system will take your details and allow you to pay securely with a credit card using PayPal. You'll get a login to manage your booking from then on. So you can download receipts, invoices, security information etc as they become available.
